PRIVATE MONEY INVESTORS



BaySierra Financial, Inc. (BSF) offers investors, the ability to place equity investments in an individual Note secured by a Deed of Trust or by membership in the BaySierra Mortgage Fund, LLC (the Fund).

Private investors, herein after referred to as “lenders”, must be a California resident which is required by law. Lenders may be private individuals, revocable family trust, other trust, individual retirement accounts (IRA’s), or Pension or Profit Sharing accounts (PSP’s).

INDIVIDUAL NOTES SECURED BY A DEED OF TRUST

Note and Deed of Trust equity investments can be purchased in whole or in part, as fractional interest. Whether owning a whole or fractional interest, lenders are vested individually in the Note and Deed of Trust as to their respective interest. The title policy and insurance polices also reflect their respective interest. BSF provides to the lenders, for a fee, loan servicing which is the collection and disbursement of payments, tax reporting, as well as, any follow up to insure timely payment of the obligation.

As an individual lender your net yield typically ranges from 10 to 11 % per annum, which is paid monthly. Any late charges or prepayment fees are earned 100% by the lender. BSF will service the loan and disburse monthly payments either on the 15th or 25th of each month as they are received and clear the bank.

Loans range in duration form 1 to 5 years; are typically secured by a first or second deed of trust, no thirds or more junior liens; no construction loans and no owner occupied 1- 4 unit single family residential loans for consumer purposes (TIL - Section 32).

BAYSIERRA MORTGAGE FUND, A LIMITED LIABILITY COMPANY

BaySierra Mortgage Fund, LLC was established over 5 years ago to provide lenders with an alternative to a single investment. Many lenders were seeking to diversify their private investments but found it difficult with the rising size of individual loans. With the Fund lenders become members of a pool of investments which has been described as a mutual fund of loans. By proper asset allocation the fund can spread risk by limiting the amount invested in any individual note or borrower; allocating a percentage of assets as either first and second Deeds of Trust; diversifying the types of real estate held( improved vs. unimproved properties) and varying the locales.

Fund members also receive the benefit of monthly checks, and unlike individual notes can reinvest their earnings back into the Fund to receive a compound return on their investment. Reinvestment is an especially attractive way for retirement accounts to grow their investment over time. The Fund also provides members annual audited financial statements which are discussed at the Fund’s annual meetings.
